Global Technology has announced the launch of Tenant Profile Network (TPN), an Internet-based tenant tracking service which aims to assist estate and letting agents acquire accurate information on potential tenants.
"Where estate agents have always used accredited bureaus for tenant checks, we found this generic system is biased as the way people pay their rent is different to the way they pay their clothing accounts," says Alan Williams, CEO of the Services Division at Global Technology.
"We have exceeded our expectations as TPN has already signed over 100 estate agents dealing in residential properties in Gauteng and Cape Town. These include Broll, Renprop, Fitzanne Estates and Old Mutual," adds Williams.
The system is ASP (application service provision) in its purest sense, with one central piece of software, as the principal bureau, servicing multiple users.
Agents only need a logon and password to access the site, and obtain their password via e-mail within 24 hours of contracting with the service. There is no implementation cost, but there is a monthly subscription of R65 and a charge of R11 per enquiry.
TPN is rapidly expanding into the commercial sector. Information accessible to the agents includes directors` and members` details, company and close corporation information, including status of the company and registration number and track record.
"Unwanted tenants can be listed on the system by the principal estate agency - at no charge, and verified by our staff, thereby protecting agents and owners against further damage to the property and resultant loss of income. In order for a person to list his name as a rehabilitated tenant on the system, he will have to ensure that monies due to the agent or owner have been settled," continues Williams.
"Tenant Profile Network approached Renprop a number of months ago to subscribe to this service," says Stephen Louw, director at Renprop. "We acknowledged that this type of tracking is a necessity, given the present rental climate and suspect financial behaviour by lessees. We use TPN on a daily basis in tandem with ITC, which affords us the ability to adopt a more discerning approach to prospective tenants."
"There are future developments in the pipeline to enhance the value-added services TPN provides, and we are constantly monitoring our clients` requirements and looking for new ways to improve our product and service," concludes Williams.
